Nick Hopcroft - Co-Founder

nick-500Developments and Project Director

A Safe Pair of Hands with 25+ Years of End-to-End Property and Construction Expertise

Nick brings over two decades of hands-on experience across the full construction and development lifecycle — starting his career as a qualified carpenter, progressing to subcontractor, main contractor, and ultimately becoming a developer with a clear reputation for reliability, quality, and delivering profitable outcomes.

This practical, ground-up understanding gives Nick an uncommon advantage: he not only understands how to build, but how to control cost, manage risk, and preserve value at every stage of a project. Investors, lenders, and landowners repeatedly highlight his ability to foresee issues early, keep projects on track, and maintain disciplined oversight from acquisition through to exit.

A Track Record Built on Trust, Delivery & Capital Protection

Nick has built a strong reputation within the Oxfordshire property market, supported by long-standing relationships with agents, trades, professionals, and financiers. His network consistently brings off-market opportunities because of one defining factor: he performs — and he protects those he works with.

He has successfully delivered and exited multiple multi-unit schemes, including:

  • Projects both with and without planning permission
  • Commercial-to-residential conversions
  • New-build developments
  • Value-add opportunities across build-to-sell and build-to-rent sectors

Across every scheme, Nick applies rigorous due diligence, conservative cost modelling, and contractor-level scrutiny to safeguard investor capital and deliver reliable, risk-adjusted outcomes.

Vision, Leadership & Scalable Execution

Nick’s ambition and disciplined approach led him to co-found Oxfordshire Living Developments Ltd (OLD-Homes) — a platform designed to deliver high-quality, well-managed developments backed by strong governance and professional oversight.

Under his leadership, OLD-Homes has expanded rapidly, securing a growing pipeline of planning-led and value-add projects supported by an increasing base of private investors, lenders, and strategic partners who trust his judgement and execution capability.

Nick’s belief is simple:
Protect the downside, manage the detail, and deliver developments that stand the test of time.
